With traditional parking, drivers drive to their destination and look for parking. Smart Parking Systems offer drivers the ability to park in real time based on dynamic signage as well as the ability to research parking space locations and rates in advance of travel with the added benefit of decreasing traffic & congestion. Some of the unique features of Smart Parking Systems include:

If a parking Owner/Operator wishes to be competitive in this advanced parking purchase market – this typically requires some technology enhancements. For example, if a parking garage offers Accessible parking spaces, EV charging stations, or other space available calculation, there must be sensors and counters to track occupancy and individual space availability. This information must then be available from the Smart Parking System via API or similar for third party sites or signage to then make available to the public.

Further if reservations are accepted, then the kiosks at the parking lot entrances and exits need to have the proper hardware to read & approve those reservations. Advanced parking lot management systems may dynamically handle the available space counters for reservations. Reservations usability should be considered because any option that slows down incoming vehicular traffic (and therefore revenue) may produce a counter effective result. Once vehicle drivers with reservations “check-in” at the parking garage, the parking counts should be updated to account for one of the reservation spaces being in the lot.

Generally, the determination as to “how smart” a parking owner/operator wants their lot to be is a cost benefit analysis. The analysis generally compares new revenue opportunity to the respective costs of each feature or technology offered. For some cases, the additional cost, such as sharing lot counts, may be minimal. On the other hand, adding sensor to every parking space is a hardware upgrade that can be significantly more expensive.
